For sale house, 5 room - Kristeni tn 11, Haabersti linnaosa, Tallinn, Harju maakond
This is a place for your family, if privacy and tranquility truly matters, as it offers living at the end of a quiet cul-de-sac in a safe, well-established residential area. Kristeni 11 is located on the edge of the Tiskre neighbourhood, close to forest and the Tiskre stream, with a pleasant shortcut leading on foot to Kakumäe and the beach.
The home was originally built here in 2003. The house project was carefully selected, and in hindsight it can be said to have been a very successful choice – the size of the house is optimal and the architecture timeless. Naturally, over time interior finishes wear out, technical systems evolve, and the needs of residents change. Therefore, in 2022 the family moved out for a year and the house underwent a comprehensive interior renovation.
The list of works completed is extensive and available upon request, but in short: the heating system was replaced, insulation was upgraded where needed, the electrical system was renewed, all interior finishes were redone, and new sanitary ware, kitchen furniture and appliances, lighting and interior furnishings were installed. Necessary exterior repairs were also carried out, and a new custom-made fence and gates were installed.
In terms of layout, roughly half of the ground floor consists of an open kitchen–dining–living area, with a centrally positioned fireplace visually dividing the space into separate zones. The kitchen furniture is likely to catch the eye already in the photos. The previous kitchen was also made of solid wood, and the new one was again ordered from the same manufacturer (Moons OÜ) – simply with a more contemporary interior and a design that fits the updated interior concept.
The other half of the ground floor is dedicated to one room, which can serve either as a study or a bedroom, as it has its own toilet, walk-in wardrobe, bathroom with sauna, and direct access to the courtyard terrace.
The upper floor features three bedrooms and a bathroom. The master bedroom is spacious enough to accommodate, if desired, even two separate walk-in wardrobes at opposite ends of the room. This bedroom also has access to a balcony. In addition to the three bedrooms, there is a spacious atrium with an arched wall, currently used as a cozy reading nook, but which could also be converted into a small separate room if desired. The bathroom on this floor has a window and is comfortably spacious, equipped with a shower area with steam sauna function as well as a freestanding bathtub.
The materials used – wallpapers, lighting fixtures, curtains, mixers and sanitary ware – are all of a higher class and were carefully selected for personal use. For example, the parquet flooring throughout the house appears to be an exclusive wide-plank wooden floor, but is in fact a modern natural pressed material that looks like wood while being highly durable. It is made from a natural composite (Ecuran technology, a mixture of linseed oil, rapeseed oil and chalk; see https://www.ecuran.com/
). It is hard to imagine a better flooring solution for a home with small children or pets.
The house includes a garage for parking or storage, but the well-paved driveway in front of the house can comfortably accommodate up to five cars if needed. There is also a carport on the side of the house. In 2017 and 2018, a carport was added and the balcony was extended. The required construction notice for these works has been issued, registered and approved, and the notice of use has also been submitted recently. In the rear corner of the property there is a charming outdoor fireplace with a smoke oven; however, it was not renovated during the most recent works and its flooring and roof are now in need of repair. The new owners can decide whether they wish to restore or remove it.
The backyard is a gardener’s dream. A large, solid greenhouse with flooring installed just a couple of years ago, along with a terrace – part of which can be enclosed with glass walls and features an automatically opening awning – truly make summer living enjoyable and allow the outdoor season to be extended in our climate. The garden also includes berry bushes and plenty of open space for new ideas.
Heating is energy-efficient – the highest combined electricity bills during winter (including all electricity consumption and heating) have been around 300 euros, while summer electricity bills have been around 90 euros. The monthly fee to the homeowners’ association managing the streets is 35 euros, Tallinn Water bills have been 15–25 euros, and waste collection under 10 euros. The house is equipped with a purchased G4S security system, which will remain, as well as a camera at the front of the house that can be monitored via a mobile application.
And what would a home be without great neighbours – the buyer of this house can be assured, even in writing if desired, that exceptionally good neighbours come with the purchase. The area is a gated community, accessible via a barrier, and also enclosed with pedestrian gates that residents can open with a phone call.
Public transport connections are also good; for example, children can travel independently to schools or activities in the city centre. Bus lines no. 4 and 25 operate nearby – line 4 goes to Õismäe, while line 25 runs to destinations such as Taksopark and even as far as the D-terminal.
The terms of sale are flexible – for instance, the family does not necessarily need to move out quickly, allowing the buyer time to sell their current home if needed. Ask the agent about available options; we always provide a free analysis of the buyer’s property. And of course, you are warmly invited to come and view this exceptional home in person.
Please contact us in advance to arrange a viewing of the house and be sure to agree on a meeting time beforehand.
