NEW HOME!
OPEN HOUSE on May 4th from 12:00–13:00!
NB! If you would like to visit the property, prior registration is required by the evening of May 3rd!

Ihasalu is a place where many dream of living, but only a few get to make that dream come true. Now, you have that opportunity!

A large property with its own sandy beach and pier site has just come up for sale in Ihasalu. On the property, there is a fisherman-style residential house from the 1930s and a newly built A-energy class house nearing completion, which can be connected to the old house through a planned gallery. This way, you can enjoy both the energy efficiency of the new house and the historical charm of the old one.

NEW HOUSE AND OLD HOUSE
The new building is designed to meet A-energy class standards, with 15 kW of solar panels on the roof and walls built from 200 mm Weber FIBO 5 lightweight blocks.
The house is insulated with 140 mm Kingspan insulation boards. The roof is covered with stylish dark Velux tiles. The building is two stories.

The main entrance is located in the center of the house, leading into a large hallway (19.4 m²). On the west-facing side of the building is a multifunctional workroom (38.3 m²), which could be turned into a large kitchen or dining area, a home office, or even a billiard room. From the workroom, there's a separate entrance to the terrace.

Also on the first floor are two sea-facing rooms: a master bedroom (19.7 m²) and a bathroom (10.6 m²). In the center of the building is a 11.5 m² technical room housing the solar panel control system, air-to-water heat pump, and ventilation units.

A staircase leads to the second floor, where there is a corridor/stair hall (24.1 m²), a bathroom (4.8 m²), and two identically sized bedrooms (14.7 m²) facing the courtyard and evening sun. In the other wing, there is a bedroom (11.2 m²) with a large balcony (9 m²) offering a stunning view over Kaberneeme Bay. On the other side of the wall is a small office space (11.1 m²), which can be converted into a fourth bedroom by adding a partition wall. This room also has access to the balcony with sea views.

A glass gallery (7.1 m²) is planned to connect the two houses.

THE OLD HOUSE
The old house remains true to the classic style of a fishing village. The first floor features exposed wooden walls and original windows. The home is heated by a functioning stove and thermal wall. According to the Building Register, the house is 88.9 m² in size and has three rooms.

The property includes a well, and a bio-treatment unit is located near the edge of the property. A separate 109 m² lot contains an old sauna building, which is sold together with the main property.

Just about ten meters from the shoreline stands a renovated boathouse, which includes a garage for boats and SUP boards, as well as a spacious lounge area with a fireplace. It's the perfect spot to relax with family or friends in the summer and enjoy the sea view.

In the courtyard, there’s potential to build an outbuilding—like a sauna or grill house—on the old foundation. There is also a modern woodshed (20 m²). The landscape is diverse, with many fruit trees and various bushes throughout the property.

LOCATION
Ihasalu village is a very special place to live.
Here are just a few reasons why this area is so highly valued:

Natural Beauty: Ihasalu is located by the sea, with beautiful beaches and forests nearby. It offers a peaceful, nature-rich environment—perfect for those wanting to escape the bustle of the city.

Close to Tallinn: Although the village is tranquil and surrounded by nature, it’s just a short drive (35 km and 35 minutes) from the center of Tallinn. It’s an ideal choice for those who wish to live in the countryside but still need access to the capital.

Community: Ihasalu has a close-knit community. Friendly neighbors and strong local ties make it feel like home.

Events: Community events are organized at the village society house, including Independence Day celebrations, the Night of Ancient Bonfires, and more. The venue can also be rented for private events.

Peace and Quiet: With a small population, the village offers true tranquility. Here, you can unwind and relieve stress—often accompanied by birdsong and the sound of the sea.

About two kilometers away, in the village of Neeme, there is a school (grades 1–6), kindergarten, community center, music school, library, shop, café, and a harbor suitable for small to medium-sized boats. Neeme is also home to the well-regarded Mediterranean-style restaurant Mere Koho and the seasonal tavern Wana Kala Kõrts.

Ihasalu has everything your heart desires!

Feel free to get in touch so we can schedule a visit to this unique property!
P.S. If you are considering selling your own property, I’ll be happy to assist you throughout the process.
