Correct documentation is one of the pillars of real estate liquidity and value. Also, for banks, the legal correctness of collateral assets is one of the prerequisites for issuing a loan. In many cases, this problem is encountered when businesses try to sell their assets but realise that the building has undergone remodelling or extension work for which the required documentation is missing. The problem may also arise with an insured event where the insurer can refuse to compensate for damages as the object does not have proper documentation.

Management of building permit and use and occupancy permit application processes:

  • evaluation and analysis of existing documentation and information, consultation;
  • coordination of activities in the electronic register of construction works;
  • leading the negotiations with officials involved in the procedures;
  • organization of project parts required for the application for construction and/or use and occupancy permits in cooperation with the respective service providers, including:
    • geodetic works;
    • architectural design;
    • constructive design;
    • heating and ventilation projects;
    • water supply and sewerage projects;
    • electrical and weak-current projects;
    • fire safety;
    • processing of special requirements (heritage conservation, cultural and environmental value, ecological reserves, etc.)

Regularisation of buildings

The regularization of buildings erected, extended or remodelled without legal basis (incl. built differently from the project).

  • evaluation and analysis of existing documentation and information, consultation;
  • coordination of activities in the electronic register of construction works;
  • leading the negotiations with officials involved in the procedures;
  • organisation of project parts required for regularisation in cooperation with the respective service providers, including:
    • audit of the construction work;
    • fire safety assessment of the construction work;
    • technical inspection certificate of the electrical installation;
    • technical inspection certificate of the gas installation, if present;
    • if necessary, other appropriate survey reports.
